GREAT PUBLIC BEACHES!

The beaches are clean and not too crowded, and the water is clear and warm. Public parking is readily available, whether in lots or on the streets, and it is free. Showers and hoses are available to rinse off the sand before you get back into your car. One of the nicest beaches we've every visited!

The Best Beaches in the USA!

I have been visiting the beaches along Hwy 30-A for at least 15 years. The beaches here are the most beautiful white sand beaches I've ever visited. I find the beaches here as beautiful as St. John and St. Thomas in the USVI and more beautiful than Hawaii. The string of lovely beach towns like Seagrove Beach, Garyton Beach, and Blue Mountain Beach and new urbanism developments like Rosemary Beach, Alas Beach, Water Sound, Seaside (the OG new-urbanist development), and Watercolor provide a variety of styles, price points, activities, restaurants, and shopping. You can experience both sunrise and sunset from most locations along the beach, all beautifully stunning. The area is close to both Panama City and Destin for even more attractions. I love this area and try to visit at least once a year. I highly recommend this area for everything from a long weekend to a longer, relaxing beech week (or 2, or 3...) :)

Great Beach

All of the panhandle has beautiful beaches. The problem is that most spots are so crowded that it is difficult to get to the water. Here is a tip. Look for public access spots. Ironically these may be far less crowded. Most visitors stay at resort areas that are packed. Beach chairs and umbrellas may be 3 deep. We stayed just east of Seaside and used the Dogwood St entrance. Not Crowded! We rented chairs and umbrellas from ichill30a( great company). They had a single row at the waters edge and there was plenty of room left for private chairs etc.

The gulf coast beaches are awesome. Nice clear water. The surf was up, and was npt the typical calm gulf that I am used to. Oh well.

Red tide

The beach is gorgeous: incredible white powdery sand, nice landscaping with low buildings and miles and miles of beaches to enjoy (when that's possible). We visited this beach from October 6th to October 8th (when we had to leave due to Hurricane Michael) and red tide was horrible. You could only stay at the beach (or near it) very early in the morning to avoid coughing; then, when the wind direction changed, it all started again: cough, runny nose, scratchy throats and hundreds of dead fish on the sand: what a terrible pity!!! A pity, yes, for visitors, for the fauna, for locals!!!! I know red tide is supposed to be a natural phenomenon, but is it really so??? Can't there be some other human-made factor boosting it??? I talked to a man who owns a house on the beach, and he said he had never seen such a terrible red tide in the twenty years he's owned his house. So...I believe it's time for everybody to think what kind of planet we want to live in, and act in consequence, or we run the risk of seeing this kind of event (and many others)more often!! To sum up, Santa Rosa Beach is an awesome beach, which we couldn't enjoy due to red tide! (Of course, no swimming at all!)

Best Christmas Vacation Ever

Words are not able to adequately describe the beautiful sunrises and sunsets on Santa Rosa Beach. Our family of six plus a baby stayed on 30 A ocean front for seven days over Christmas. We thoroughly enjoyed the beach, local cuisine, and shopping. A trip to the gulf shores will leave you lingering for another visit.

We rented a house in Old Florida Village. Great house, 4 bedrooms, across the street from the gulf, but still close, 10 min walk, for access to the beach. Restaurants close. There are great bike trail that goes all along 30A . Golf cart rentals and cruiser bike rentals close too. Nice little health food store near Blue Mountain Bakery, 1/2 mile away, which has great cinnamon rolls but sell out by 9am! Excellent ice cream, shakes and snow cones by Blue Mountain Creamery 1.5 miles down the road, easy biking on the trail. 30A does get busy, and there is no bike rail that gets you all the way to Publix. We didn’t have the best weather the week we went but did get in some beach time and the beach is awesome!

Not friendly people at Santa Rosa Beach

My family and I are Floridians. We are from Indian Rocks Beach. We decided we wanted to start exploring our Florida beaches. Yes Santa Rosa Beach is absolutely beautiful, the people are very friendly and welcoming until you get to the beach. Unfortunately snotty people who think they own the entire beach. They might think they own the entire beachfront but just to see how they BULLY people off the beach is heartbreaking. Families with their children just trying to enjoy a great day turns out to be the parents worst day! SO me being a Floridian we know our rights. Those of you Floridians and/or those outside of Florida plan to vacation at Santa Rosa Beach, if the Public beach area is packed like a pack of sardines, I know it’s not “beach etiquette” but you CAN put your tent/umbrella belongings on the shoreline, wet sand they cannot make you move. Beach “security” (they are not lifeguards) or HOA security will come out to BULLY you to move, BUT YOU DONT HAVE TOO! They will ask you to put your tent down, BUT YOU DONT HAVE TOO! Beach security will harass or call you names, picture below shows how we had no one behind us but yet we had no “beach etiquette”. They will say “Walton county rules etc etc” NOT TRUE. Wet sand is free for all! Have them call a “police officer” to tell you you have to move! If you pay money to vacation there and to enjoy the Florida beaches, SIT ON SHORELINE WET SAND! God bless America and our Governor Ron Desantis! 🙏🏼

I absolutely loved this beach!! I have been to the area many times and have stayed in Panama City Beach, Destin and many places in between. I loved it because it was very peaceful, which is what I was looking for. My husband and I brought our daughter, son-in-law and 6 year old grandson on their first beach trip. It was very family-friendly and commercialized like some of the other beaches along that stretch. We will definitely go back!!

Beautiful sandy white beaches, with clear, refreshing, emerald green water. Some lifeguards and watch for swimming flag postings. Not a broad walking beach, like in HHI, but great for your normal beach activities.

We rented 28 Watercolor Blvd E #102 from 360 Blue for $3k+ for a 4 night stay. We paid for beach and pool access for 4 and paid for 2 additional bikes to add to the 2 complimentary bikes that were to be at unit. We called ahead to make sure all was in order on day of arrival and were assured all was good to go at 4pm. Our daughter was in town and onsite at 3:20 while housekeeping was still in unit and immediately began calling the office notifying them wristbands and bikes were not present. She was told too bad, the person was leaving for the day at 4 and she could go to a public beach and that wristbands would come tomorrow morning. Wow. That was the beginning of our 5 day, 4 night frustration and lack of customer service.

We never received our RFID wristbands for beach and pool access during our stay Friday, Saturday, Sunday or Monday. 2 hours before departure on Tuesday morning they were delivered to our door. We spent a frustrating hour at the beginning of every day of our trip trying to reach the 360 Blue office to report the continuing problems. Thank goodness for the Watercolor Homeowners Association Beach Manager Christopher that helped us and the many other 360 Blue clients that were stranded and standing outside and unable to access beach and pools. We personally spoke to those other 360 Blue clients and they were having identical problems. We were told repeatedly that it was the 360 Blue customers that were having problems getting their amenity access and that 360 Blue’s process was the problem. Other companies, airbnb, and vrbo renters were receiving their wristbands at all hours during the weekend using the HOA weekend program. 360 Blue clients were not. We were only able to access the beach and pools 2.5 days of our 4 days.

360 Blue had no integrity in how they handled our issues through out our stay nor did they after checkout. Penelope refused to provide the name of who had dropped the ball with our booking or who could help us. Bikes we paid for were never delivered and she said that wasn’t her problem to handle. We borrowed other bikes and we accepted kindnesses from the Watercolor HOA. 360 Blue took our money and blamed others for not delivering services that we paid them for and left us to figure it out ourselves. Penelope offered a paltry $52 refund and denied we had the experience we did. We are 20 year visitors to Watercolor and have 20 years of good visits until booking with 360 Blue. We are professionals and are ourselves vacation rental homeowners. We hoped for what we paid for and did not receive it. Please save yourself a lot of grief and book with the many other wonderful companies that have homes in WC and along 30A.
We are sending a letter to the Homeowners Association detailing the RFID wristbands, the bikes, the customer service problems, the dishonesty, and the finger pointing that 360 Blue did by blaming everyone else instead of taking responsibility for dropping the ball and making things right or appropriately compensating us. They could have handled the problem Friday at 3:20PM when they were notified on arrival day. They did not. They could have resolved the problem Saturday, Sunday, or Monday, they did not. After checkout, they could have offered a refund for 4 people x 2.5 days of amenities, they could have offered a future credit, they could have offered something to restore some goodwill, they did not. We are hopeful the HOA will let the homeowner family know that their property is being managed so poorly by 360 Blue.

My family and I spent about a week here as we were within walking distance from where we were staying. Beach is beautiful and pretty clean and was never too crowded while we were there. If you plan to drive, be aware there is a small parking lot and street parking, but it fills up fast.

If you are looking for a 30A beach without the crowds, this is your place! It has the amenities of restaurants, beach service and bikes, without the crowds. It is a 5 mile bike ride to Grayson Beach and 6 miles to Seaside, which is a fun bike ride.

Hard to find parking, many trucks parked on the beach, several children harassing the sea gulls as their parents watched them swatted at them as the gulls were baited with food . Nice beach not sure it was worth the the drive of almost 3 hours. Pensacola or Orange beach would have been better. Beach is very clean and has life guard. Cowboy diver says this is a coin toss but if you’re going to eat Don’t go to a place called The Bay!

We spent a week with our family of 19 at this beach. Clear water, white powder sand, well maintained and many rentals had chairs and umbrellas set out. On a choppy day you do have to watch for minor rip tides with the children. We will be back.

We were at the Blue Mountain section of Santa Rosa Beach, which was a private section. That being said, the entire area is idea for family vacations. Not to crowded and with just enough to keep you busy. I do not recommend going in late July or early August unless you don't mind seaweed. The water if full of it and you will be too. Other than that its great.

I have been to Maui, beaches in other parts of FL, CA, NC, SC, TX, as well as South of France, Greece, Italy, Gulf of Thailand, Caribbean, etc., and Santa Rosa Beach is my new Favorite Beach in lower 48!

The water is gorgeous, the sand is white, pristine, and soft, the waves are a perfect size, and the atmosphere is family-friendly, but also not a party scene like you would expect in Panama City.

We loved it here and WILL be back!

The water is clear and beautiful. The sand is white and clean. There are little shops and restaurants across the street. Only problem is that a vendors take up a lot of space by putting up umbrellas and chairs to potential customers. Most of the time they end up empty the whole day. :(

I live here and this along with grayton are my favorite beaches! I paddle board often and have encountered dolphins and other Sea life. The reefs are a must try as well. The restaurants are great as well. A few favorites are Black Bear Coffee, Grayton Brew Pub, bud and allies taco bar, vendors at seaside, The Old Fish House, and more!

Actually lived here from 2013 to 2018. Was a great place to live until the tourist took over and my neighborhood grew 5 times the size it was when we 1st moved in. Lost its charm. No real parking for the beaches and you can't even see the beach driving down 30A. I will always go back to visit my folks there though.

We are currently staying in the Santa Rosa Beach area. The beaches are beautiful with soft white sand and well maintained land. The ocean is a perfect emerald color so clear you can see the fish swimming at your feet and the perfect temperature to keep you cool. We even saw a dolphin swimming while playing on the shore line yesterday.
My only complaint about the beach is that there are areas of the beaches, that aren't well marked that are "private access" which means you cannot set up your chairs and such as they are for the beach houses that sit there. While I completely understand this, the only way my family and I knew was because the sheriff came and asked us to pack up and move further down the beach. He was very polite about it and took the time to explain why, but when I asked him how we know what areas are "private access" he told me that we pretty well have to wait until we are asked to leave the area.
So before you set up camp for the day, look for signs that may be posted stating it is a private access area. This will save you the time to pack up and find another spot.

So I consider myself to be a queso expert and this place hits it out of the park! We ordered the spicy which was just the perfect amount of heat and flavor. The salsa and chips are the best I’ve ever eaten in this area as well and I’ve been here for 30 years. Avocado Tostada was DELICIOUS. Loaded with fresh avocado! Staff awesome! Very chill and casual atmosphere. Put this place on your list folks! Welcome to Santa Rosa Beach, Macho Taco!

Good Beaches, but Little Else

Santa Rosa has a single attraction: the beach. Part from that there is NOTHING else to do or see in the area. Maybe a fishing excursion, but that's it. And the beaches are very nice - long stretches of alabaster sand against an emerald colored sea. And if you are a beach person, then this place is for you. Otherwise, forget it.

There are the obligatory overpriced souvenir shops, overpriced coffee shops, ice cream joints, etc. In fact, you can expect to spend a lot of money for average/mediocre goods and services. I would not come here again, but rather would go further down the coast closer to Tampa, or on the other side Miami. At least there you would get more bang for the buck.

On the way to Panama city we decided to stop at Santa Rosa on a whim, a young couple told us there weren't any sea shells but people were finding sanddollars... So we decided why not, beautiful day, nice weather, no rain. My husband must have found a nest of sanddollars. He was having the time of his life at that moment.

Here during July. Not too crowded. Nice beaches. Not a ton of traffic. Will definitely visit again. Rented a condo at the last minute. Kids found it online. Easy to get around the area. Plenty of restaurants and things to do around the area.

Just beware the local Walmart is WAY too crowded!

The beach is gorgeous - white sand, clear blue water. It's clean....no littler to be found. A little busy...but not too bad. Would give 5 stars except that green algae washed up all along the shore yesterday making swimming unpleasant (but not unsafe). Apparently, It's a natural phenomenon that happens sporadically this time of year and generally goes away in a day or two. Just be prepared to make other plans if it happens to you.

Sandy white beaches!!! Clean and free of trash these beaches are always an amazing experience. The water is gorgeous and often times you have nice sand bars that allow you to go out further. This time around we had many manta rays swimming around which adds to the beauty. A must see!

Soft white sands that squeak beneath your feet without shells and peddles. Gentle rolling waves and emerald waters. Very picturesque. Can wade out many 10's of yards and be waste deep. Parking, restrooms, picnic tables and grill. We visit 2-3 times a week usually just for a walk at sunset.

White sand, rolling blue green waves and a walk along the beach. This is a beautiful beach and area. If you look...you can find sand dollars and some small shells...broken pieces of large shells. All worth the treasure search. Lots of places to each in the area.
A great place to start out and go out from there. Many other beaches to find and explore within a thirty minute or so drive either way. Sandestin, Destin, Fort Walton... Seaside, Grayton, Seagrove, Seacrest, Blue Mountain, Alyse Rosemary, Panama City..
Great beach store type shopping, walking and exploring, antique shopping, food, music and oardwalk fun!

We had a house that was very close to the beach. I have a fractured knee and it was very easy for me to walk the wood walkway with railing almost to the ocean. When I got to the sand , it was really close to the ocean, which I loved. The sand was easy for me to walk on. All 6 of my grandkids that went, had a wonderful time and spent most of 3 days at the ocean. We also had a swimming pool, so they had another choice. They loved being in the water and playing in the sand. We had perfect beach days except for one day that was a bit “seaweedy”.

Great Family (Short) Vacation

Our first time to 30A and it was really nice. Having driven through Seaside and Alys Beach, Santa Rosa did not have the same charm but was more spread out and a little more quiet. Live Well 30A did a really good job of having our golf cart delivered on time (turned out it was necessary for our family, the car was easier) and the chairs were set up when we arrived at the beach and were not picked up until later than other services. We stayed in Cypress neighborhood and it was so nice and quiet. We aren’t used to driving to the beach but it was doable. We will return again.

This place was close to where we were staying, but I've been to nicer places. The beach could use some places to get food and drinks. Not a great place for walks, as there is a bit of a drop off from the sand to the water. Convenient for where we were.

Simply beautiful. Going back in September '18 again. Just love it. The beach, the food, the people are marvelous. Lots of things to do - shopping, the shard shop is always fun to do if it rains, eating outside at hurricanes or in watercolor. It's all so relaxing. I keep coming back every year.

San Juan Entrance has parking

We took the stairs down at the San Juan entrance as it had parking for our golf cart. We were able to carry our two chairs, umbrella and cooler in one trip. The steps while steep were east to maneuver. The beach was perfect and the waves were beautiful. This end of the beach was not as crowded.

My wife and I have holidayed on Santa Rosa Beach almost every year for the past five years. It is a wonderful place and we love it very much.

But and it’s a big but, every year we see more and more trash being left on the beach. The attached photos are just a small example of the plastic toys, bottle caps, cups, beer cans and bottles and discarded fishing line we picked up on our walk on Blue Mountain Beach this morning.

South Walton has some of the most beautiful white sand beaches in the world. It’s sad that those lucky enough to be able to visit them treat them and the wildlife that lives along those beaches with such disdain.

Also on our walk we saw someone throw their drinks cup out of their pick up as they drove past. We

If people would just bring their trash home and leave no trace these beaches will continue to be amongst the most gorgeous in the world. If not they will become a dump. Teach your children to respect their environment by picking up your rubbish.

The State of Florida and it’s county administrators need to up their game in relation to plastics and recycling of plastics and glass. It’s practically impossible to find somewhere that recycles plastic and glass. The throw away culture is simply shocking.

Nice Public Beach Access

We drove over and were so surprised to see that beach parking was free. There were restroom and outdoor showers available for a quick rinse off. We had a lifeguard on duty and the flags posted about the conditon of the water. It did get very crowded, but I think that is mostly because you now have signs posted in front of each house saying it is private property. It was sad to see in all the areas we went. Why people have to now claim the beach is beyond me. Very dumb law and kind of puts a damper on supporting the economy in those places where residents are so worried that you step a foot on" their" beach, or heaven forbid, set up a beach umbrella. Personally I see the signs as saying, "You are not welcome in this area!" Everyone tries to crowd into a very small space. The water is the clearest I have seen anywhere. It was absolutely gorgeous. I would say come early if you want a parking space, and don't be surrpised when you have someone setting up right next to you.

Second summer of family fun for us. We stayed at 30A last year and this year at an amazing rental home, Los Roques. The only problem we had this year was that the beach rental people (chairs and umbrellas) were not answer their phone. We had our own stuff but it was nicer last year when the guys that covered the beach nearer 30A set up everything for us. The children enjoyed swimming last summer in calm waters and really enjoyed riding the waves all the way to shore this year.

One Seagrove Place

This is specifically for One Seagrove Place. Starting with our room. In big need of update. (Think popcorn ceilings). There was broken glass on the counter upon check in. The beds were uncomfortable as well.
Talked several times on the phone with different staff and pretty much each time they were less than friendly.
The vending machine was out of water the entire week we were there. The best part though was that my girls parked our rental bikes in a cove, out of anyone’s way, because there were no slots in the bike rack, and the manager felt it necessary to cut the lock on them, after which one disappeared. I will not stay here again and do not recommend it.

Beautiful but I will say there was some people who started fishing on the beach and asking the kids to move because they was fishing but the families was there first. They just put the poles into the water and started drinking. This takes away from famiily stuff and the Santa Rosa area I remember.

This area in the Panhandle of Florida draws us back each winter for its beautiful Emerald waters, white sand beaches and excellent dining as well as shopping, biking and walking trails. The beaches all along the Florida Panhandle are the same. It's hard to distinguish one from the other. I find the beaches are most crowded starting at Destin and tend to thin out as you approach Panama City Beach. Santa Rosa is very crowded from about 10:30 AM to about 4:00 PM. It's most crowded around obvious and easy to see beach access points or places where cars can park.

We have found over the years that the best way to find a less busy part of the beach is finding the hidden beach access points where bikes and walk-up traffic only can access. We rent bikes for the week and ride it from our rental to the remote access.

The beach itself has no amenities meaning you will not find wandering vendors selling drinks or food. We always pack a cooler full of food and drinks for the day. A car drives it to the drop off point with our chairs and toys. We stake out a spot and drive back. Everyone then arrives by bike to the staked out spot. If you find a place with food within walking distance, you also are going to be on a packed part of the beach.

Bring a boogie board and snorkel gear. There are small waves, and there is marine life. We saw a sea turtle one day. There are plenty of fish to see. A few string rays make an appearance as do larger crabs. On the beach are tiny invisible white crabs. Flying over head on a regular basis are Brown Pelicans, Laughing Gulls, Sandwich Terns, and Least Terns. Sporadically an Osprey will work its way up and down the coast. Sanderlings will show up and run back and forth and each wave crashes.

SHARKS! Santa Rosa/30A TRIP!

This beach was great. We stayed at a beach house for a week on the edge of the protected dunes and dune lakes. We loved that the kids could play in shallow lake, hunt for crabs and shells, and play on the beach on this "private" area. I recommend SUP boarding the brackish dune lakes to see the wildlife! *sidenote in the week I was there, I didn't notice mosquitos which I was pleasantly surprised by*....anyways... Beautiful water, though the surf was high and broke up seaweed into the water the last few days. Everyone still had fun finding sea life. I had an unexpected encounter with two sharks swimming out to "turtle reef" but made it out with fine with everyone on the beach biting their nails hoping I would make it back to shore haha. The reef life and poor visibility caused by seaweed etc brings the sharks up near the sandbars but they don't seem too interested in getting too close to people. Super exciting experience! Overall a great beach and great area to stay in. Seaside is a short bike ride away(it's hot as h*ll but worth the ride!). Great location and only 40 or so minutes away from Destin. Tons of wildlife to see and lots to do! Safe and family friendly area! Highly recommend for a relaxing or adventure type of getaway!

We have been to many of places in Florida, and this has to be 1 of my favorites now! This area was awesome, and everyone was so friendly! It wasn't packed at all, we were here for 3 days. Parking was never a problem. We rented an umbrella and 2 chairs for $30 for the full day while at the beach. The sand is super white and very soft! The ocean was so nice, clear and greenish/blue colored. There are some places to eat within walking distance as well. We will be coming back to Santa Rose Beach we loved it! Highly Recommend anyone to go here! Wow!

Along the beach. I have never seen so many on a beach. We had to go farther down the beach and they started setting up more around where we were. So, basically if you have your own chairs you have to set up back of the chairs. Very disappointing. Half of the chairs for rental weren’t even being used. Disappointing

We love this area and have been coming for years. Some of the little restaurants are great and the area does have the huge commercial vibes that others do.

You come here for the beach!

But, the majority of the beaches are private. Empty spaces in front of expensive homes. Thus if you are a family staying across the street and walking over you are crammed into tight public areas.

If you can stay, at a huge price, directly on the beach it’s fantastic. I’m just not up to spending thousands a night doing this.

So overall I recommend if you are wealthy or can go during off season.

SRB (30A) You just can't beat it !!!!!!!!

My wife and myself absolutely LOVE THIS PLACE !!!!!!! We've been going to SRB for over 10 years now. We were married at Seagrove Beach back in 2014. This place holds a special place in our hearts. All that being said there is a vast array of choices in the SRB area. From Rosemary Beach (High End) and Seaside (Also high end) to Blue Mountain Beach, Grayton Beach and Dune Allen Beach. Those last 3 are where it's more laid back that aren't all that "high end". All that being said the beach throughout is awesome !!!!!! The one thing that attracts us to this area is there are no high rise condo's, there are no "chain" restaurants and there are no amusement areas. (go carts, etc.) It's awesome for families but understand that if your kids need more than a beach or a pool to be entertained, you might not like it here. For us personally we DO NOT LIKE PCB or DESTIN at all !!!!!! But that being said that's why there are different places for different people. SRB is a laid back and relaxing place. I do not look anywhere else to go when we go to the beach. Also, the restaurants are Incredible !!!!!!!!

Beautiful beach with public access and restaurants nearby. Hardly any nightlife, most restaurants/bars close early 8/9pm. They call it family friendly but seriously most kids stay up later than 8pm on vacations. I'm positive even seniors avoid this town because they stay up beyond 8pm. Not much offered for entertainment, not even on the beach besides the umbrella/chair guy. Many restaurants with seafood offered. But beyond that one has to drive out of town for something to do if weather is bad.

This beautiful beach area is very difficult to get to. Unless you have a house or rent a house on the beach, you will not be able to visit in many areas other than the state parks. Parking is very limited even with a golf cart. The public beach access points have very limited parking spaces Know this before you go or you will just be driving around.

My family really loves this area. We rent a house right on the beach. Where did all the rental umbrellas and chairs come from. We had to leave our tent in the car. The umbrella worked ok, but if you come to the Ed Walline Beach Access you will need to come early. Everyone has found out how special this beach is.

We noticed there was more sand space in Panama City Beach than in Santa Rosa Beach. But it's quieter between somewhere after Alys Beach area vs. The Hub. The in between where there are more like condo rentals. And a lot less beach chair service (which is nice because those always take up so much space in front of big resorts.) It was exceptionally green water the day we were there. So gorgeous. Lots of public beach access points throughout. It's also an incredible bike ride through Santa Rosa Beach on 30A.

We spent a wonderful carefree day at the Santa Rosa Beach! We walked a ways for privacy and had a stretch of beach to ourselves even on memorial weekend! The beach was clean and the sand was white! Water was perfect!! We saw dolphins 🐬 although not real close. I will definitely go back!!!

Shared a weekend with my son at Santa Rosa Beach. The beaches were clean, lots of fun restaurants to eat at. Stayed at Redfish Village Condo. The condo had a private beach, pool and was in walking distance to restaurants. Had a real nice time.

Santa Rosa Beach isn’t always clear no matter what other reviews say

We’ve been going to Santa Rosa Beach several times a year for over 30 years. Many ads and even some reviews leave you the impression that the beaches are always clear and turquoise, they are actually closer to Emerald green to turquoise but still very pretty when clear. Which is about 40 percent of the time. After 60 to 70 visits we have seen pristine water like most pictures show 3 or 4 times the other times the water goes from semi clear to murky depending on weather and time of year. Many folks go down there expecting travel picture water to find the water to be murky to semi clear. Late May thru June is when the seaweed can pile up on the beach or line the beach in 30 to 50 foot wide strips you have to walk through to get to the nicer water.

We still enjoy going and find April and October are some of the times the water and beach can be at their best.

So you may get lucky and hit a good week but the odds are better you might have some murky and semi clear days.

This seems to have gotten worse in the last few years, possibly just the nature of beach and the luck of the draw ( :

My main reason for writing this review is for folks to have more realistic exceptions when they come down. Hotels resorts and VRBO properties select the most picture perfect days and paint an unrealistic picture of what the beach and ocean will be like 60 percent of the time.

We went to the “Dune Allen Beach Access- #43” on Thanksgiving Day. It wasn’t crowded. The weather was a little chilly but just fine if wearing a jacket. The water was too cold to get in. Our children had fun building sandcastles and we took some nice family pictures.

We would love to visit this beach again sometime when it’s hot.

We RENTED this home for 7 nights at: 3395 East County Highway 30A, Santa Rosa Beach, FL 32459. We had to check in an hour later due to "Covid sanitization". Once we finally got in the property I discovered a bloody tampon in the drawer in the Master bedroom. I took pictures and a video and began to look a little deeper at the condition of the room. I found hair in the white sheets and blodd trickling down the side of the bedskirt. This home was CLEARLY NOT SANITIZED as the remarks suggest and they charged us for time we couldn't spend in the home due to their supposedly sanitizing the home. The location was amazing and the home overall was very nice but we were all very concerned for our health and safety. We contacted management and all they stated was that they would send someone out to change the bedding. I had to make them remove that bloody tampon before leaving. Just discusting and super disappointed.

Coming here for 22 years. Motorized Electric bikes on the walking/biking path a real nuisance. Regular bikes find and courteous. Probably won't return.
Especially dangerous when spring breakers arrive.

We love the area and did not mind that all 4 days was overcast. The only recent problem are sharks. There were 4 reported recent shark attacks. We usually ignore such news because more people die from a hundred other reasons than sharks. However, I was swimming at the Ramsgate Beach on 9/15/2024 (water was about 5ft deep), when I heard "shark" from the shore. Turned around and a shark fin resurfaced about 30 yards from me. We saw that shark multiple times in that area afterwards. It is disappointing that when writing about this to the local Beach Dpt, they even did not care to reply.

I have always traveled to the East Coast of Florida, but this trip I traveled to the Gulf Coast and was pleasantly surprised. The water was the prettiest color I have ever seen. The white sand was not only a perfect pair with the water it was also super soft. The town itself was small and quaint and not overly packed for spring break. There were affordable shopping places (grocery stores and a Wamart) within a 10 minute drive. My only complaint or suggestion to future business owners would be to have more dining options beach front. LOOKING FORWARD TO FUTURE VISITS TO THIS GREAT TOWN!

Villa 5A was a nightmare

My wife and I rented condo 5A in Dune Villas on 30A in Seagrove. This was not a cheap rental! Upon arrival I could immediately tell we made a mistake. While the mgmt company did their best to clean it, I could see that the owner hadn’t put much effort in keeping it up to date. LR furniture had old stains in fabric, it was uncomfortable. The kitchen is outdated. The bathroom toilet kept running and when I lifted the lid to fix, there was black mold inside the tank. There was also a hole in the wall behind the toilet which turned out to be an entryway for rodents. We were kept awake our 3rd night there due to a rat chewing that hole even bigger. At 4 AM when I saw it scurry from the bedroom I texted the mgmt company with pictures. Hours later the Mgmt company contacted us and moved us to a much better, cleaner condo. Thanks to Benchmark Mgmt. the rest of our vacation was far more enjoyable. I hope they direct the condo owner to make the proper investment to clean & fix that place up.

Love this area, however my fear is it will soon disappear. It is no longer a public beach. Guess this was effective Sept 2018. So a lot of the condos own the beach up tot he water and rope them off with signs. It could get to the point there is no public space or it will be super crowded. We loved this area as it was not so crowed - family oriented. IF the vote ever comes up again - vote for public space back not private.

We stayed at a rental only a few blocks from the beach and close to an access point at Suncats Beach House (rental). The walk to the beach was 10 min. and once there it was easy to find a spot to camp out for the day. We were there in May and the water was warm and clear. White sandy beaches with clear warm water, it's a great pace to relax, walk, and swim.

Recently we decided to visit Topsail State park and the beach. What a pleasant surprise!!! The beach is not crowded and the water is so beautiful! They take you to the beach in a tram from the parking area. Right now the park is free for day use. We loved the experience so much we are doing it again this weekend.

Found our new fav! This area and beach are not a crazy busy. Nice neighborhoods, and even quiet. Families on beach and it’s NOT crowded at all. Water is stunning and a couple of sandbars to go out to. We had very little rain even though the forecast predicted rain, it seemed to go around us.

One of the great beaches we have even seen! Surely one of the best in Florida. We were in particular on South Walton beach area. Be careful to set location in GPS to make sure it is near the water on the beach line as if you select just "Santa Rosa Beach" it might bring you to the city and living area and not the beach. Another guide is 30A road which is going right along the beach line.

The sand is white and it produces sound when you step on it! :-) water is very clean with fantastic green shades! There were plenty of fish in the water and you could see them very close to you. It was absolutely not crowded on Monday with plenty of free space. There is a rent of chairs and umbrellas even though there was nobody to serve us and we were not able to reach anybody of 3 rent companies whose phone numbers were left on the beach ;-) it was still not a problem for us!

Along the beach there are privately owned and rented houses and no big hotels what makes the area rather quite. I am pretty sure for many people it will seem to be a paradise, like for us)

When hungry try Shunk Gulley Oyster Bar close to the beach and also Pecan Jacks Ice Cream just 20 meters close for unbelievable ice cream!

We are down here for four months and I used to live here. This is a beautiful beach and the water is so clear and blue! It is just gorgeous!! The only complaint I have is, you have to have a permit for your dog and you can't get one if you are not a resident here. So you cannot bring your dog on the beach. I understand why they do this, however I wanted to walk my dog on the beach.

We stayed at the 80 sand dollar court beach house in Santa Rosa, FL. this June 2024. The house was poorly maintained and the beds were absolutely atrocious. It advertised pool and golf cart but was told could not use golf cart. Did not receive any refund or reduction for the inconvenience. The main bedroom bathroom had a wall that was leaning we were told before arrival and the attempt to fix it was shoddy. Whatever you do do not rent this beach house!! You will be regretting it if you do.

We visited Grayton Beach State Park & headed West to get lunch at Stinkeys.
30 A is a hot mess! Traffic is unbelievable. Cars, trucks, motorcycles, bikes & to make it worse, people walking around all over. 30 A isn't a very wide road & traffic backs up easily.

There's new construction everywhere too. If you haven't visited recently, you'd be surprised at all the new condos. It looks like for the very rich only.

Beautiful beach but the public access is limited to narrow strips, about 150 feet wide, in front of the parking access, which are crammed with people. Most beaches are private, which how is it that you can own the beach to keep people out? The local government has royally harmed the STR owners. The only way to really enjoy a beach vacation here is to rent someplace directly on the beach, assuming the beach is an important factor. Difficult to find.

We have eaten at the Vue many times in the last twenty years but Tuesday night was one of the best. The food was great and I definitely recommend Ishmael as a waiter if you can snag him! I had the shrimp and scallops and my husband had the fish and chips, both from the regular menu.
You could also tell how careful the restaurant was in making sure everything was majorly clean!

Your favorite beach may not be available to you anymore. Customary access to the beaches was overridden by Florida HB631 that took affect 7/1. Basically, private property beaches can now enforce no trespassing. The signs are everywhere. You can still use wet sand but nothing else if it’s marked private. Our space on the beach this year was reduced by 75%. We will go someplace else until FL fixes this. 12th year coming, such a shame.

We had a wonderful week renting a house by Blue Mountain Beach. Renting bikes or a golf cart is a must, because there is very little parking available at the beaches and small communities along 30A. Just a little drive to many activities. Beautiful white sand, food trucks at Seaside, beautiful homes and streets of Alys Beach, nightlife at Sandestin. Not enough time to do it all and relax by the pool. Great place to spend spring break.

Just E. of Destin and Sandestin, Santa Rosa Beach on Hwy 30A is absolutely gorgeous!! More so to us because the beach we visited was within the Topsail Hill Preserve State Park.
Preserved natural dunes, less disturbed silky and soft, sugar white sand, and not the crowds as the more trendy beach destinations in this area. The park is well-kept, friendly to visitors, and the staff works hard to protect the pristine beach here.
Many shopping/eating/things to do in the Santa Rosa Beach area and all within 15 miles of Destin, outlet malls, and more. Other public access points at Santa Rosa Beach as well as accommodations with access. Great beach area!

They’ve passed a law on south Walton beaches that you cannot use the beaches in front of the homes up to the high water mark! As someone who owns a home in Walton county, although not on the beach, and pays taxes, I resent not being able to use the public beaches that I’ve been using since I was a child myself! It’s interesting though that when the last hurricane blew through there that those same home owners wanted the county to pay to “fix their dunes”! Can’t have it both ways!!

What a beach it is! Large deep expanse of soft powdery sand! And the most beautiful water, too! Surf was fairly high these days and the water was chilly so we only walked along the edges. Lots of folks around as it was spring break time around there. Lots of places to easily access the beach, too! We enjoyed the beach from 6am to 9am and again in the evenings from 5pm to dusk.

Most of the beach was private. NOTE- As of 2025 Gov DeSantis said wet sand is public sand. It is public to the hightide line. So park yourself there if you want to sit. That explains why all of the private umbrellas and chairs are sitting at the edge of the hightide line.
Have fun and enjoy. But we'll go elsewhere next time.

Santa Rosa Beach.. near Ft. Walton Beach, Florida.. A beautiful, well-kept, clean, & inviting beach. The sand is like sugar- smooth & fine & white. Not a lot of shells in the sand so easy to walk barefoot . The ocean itself was clean water- No debris like seaweed or “garbage”. The beach area had umbrellas to rent . Many people were there = “layers of people”. Definitely a popular area . My son, his gal & I walked along, up & down the beach for along time . Weather was perfect . Someone left “A Love Letter” in the sand ... I took the opportunity for a perfect “ Photo-moment” ... I would go there again.

We loved being able to pedal our bikes everywhere to the grocery to the local dining spots to the beach. It iwas a very healthy beautiful experience.

We stayed this year at the campground at Top Sail...Perfect. The sites are so secluded and the bathhouses are HUGE and CLEAN. The place is run to the nnnnth...degree. Absolutely wonderful.

Beautiful white sand and shades of blue and green water. It lives up to it's name the Emerald Coast. It is also one of the cleanest beaches I've seen. My only complaint is the only sea shell you find are the tiny ones, but who cares.

Truly the way you would hope beachside living is! We love the 30a life and are glad Santa Rosa hasn’t become overrun and too pretentious like some of the other 30a towns. It’s got a slow, friendly pace with lots of things nearby.

We visited the seaside grove area and the beach was pristine. The water was absolutely refreshing and clear. The owners of the condo we stayed in at the Emerald Hill supplied chairs and umbrellas set up early in the morning. One of the best beaches we’ve been to.

This was our 4th time in the Destin area, first time staying in Santa Rosa. It's a much more relaxed atmosphere. Food is better, still expensive, but you feel like you get more value. If you are going to stay and can splurge, get a golf cart for the week. The beach is really nice and the atmosphere was chilled.

This was the first time we have ventured out of Destin. The beach was pristine and nowhere near as crowded as Destin/SanDestin. We will return sometime in the next 6 months. Lots of restaurant selections and lots of activities! A biking paradise if you like riding near the beach!

Easy to walk to if you stay close by . Clean beach. It does get packed. Has restrooms and and place to get the sand off. Wish I could of remembered the young gals name who worked that area of the beach was she was amazing and gave us lots of information about the beaches.

We enjoy traveling and seeing new things, but nothing beats coming to this slice of paradise for a few days of rest and relaxation. The beaches are clean with perfect white sand, the water clear and it's such a safe place to unwind. We sit out for hours in the evenings watching the sun set and families are out up and down the beach long after dark till late in the evening. It's simply perfect!!

The 30a beach experience is now terrible. Two years ago the enacted a law that makes much of beach private (to the high tide line). There are only slivers of public beaches, security people running you and your family off unless you have access by being directly on the beach. Go somewhere other than south Walton beaches if you seeking an enjoyable vacation.

Played at this beach for one glorious week! The sand is incredibly soft and white and the water is a beautiful turquoise. It was family friendly and although people were drinking, we never saw anyone get crazy. We went during the 4th of July week and although it was busy, it didn't feel crowded. There were some afternoons when we didn't get to the beach until after 12p and there were still great spots to set up.

Rented a $4,000,000 beach house for a week. Nothing but cops, and meter maids writing tickets all week. They designed parking at the beach to extort out of towners for pennies. Ruined my trip, and won’t be coming back again.

We visited the Seagrove area beaches. The beaches are beautiful and feel tropical, too bad they are so loud and crowded with limited access even if you are staying right by the beach. If you are visiting the area or renting for a week, double check your rental agreements of which beaches you have access to and the walking/biking distance to those beaches. Very few have parking access and the state park beaches that do have parking are often filled very early in the morning. Lots of chair/umbrella companies set up along the beach and take up prime spots, making it difficult to sit right in front of the water. Recommendation to go to the beach early to get a decent spot.

We were there in mid-summer and the beach was not even packed. The sand is soft and pure white devoid of shells and debre. Water is warm and the shelf for wadding reached far out. The only negative would be a lack of parking for those that cannot walk to the beach. Speaking ofwhich there are no private beaches.

Great little bakery tucked away

We heard about this bakery from our neighbor when staying at Gulf Place in Santa Rosa, Florida... so we decided to go check it out. We are glad we did! We went there several days during our vaction and tried several different croissants from plain glazed to sweet cream filled and chocolate drizzeled. All were very good. We look forwad to visiting this bakery again next time we are in Florida.

This beach on Santa Rosa Island is immediately adjacent to Pensacola Dog Best West. Excellent location just outside of the entrance to Fort Pickens area. Nice restrooms, outside showers, clean pavillions, and plently of parking. The surf is a little rough for the Gulf, so probably not good for snorkeling!

While driving 'The Scenic Route'...this was a pleasant stop

Even though we had been traveling for a week...we decided to take 'The scenic route' on 30A on our way back to Ocala and home. We saw a sign while driving...saw a red flag flapping in the breeze...we decided to check it out.
Down the road a bit was a small building housed by staff for Grayton Beach. The nice man inside said there wasn't any fee to enter at this time. He said ""The Tourist Commission isn't charging entry fee thru to Labor Day". We drove to the parking lot and walked to the busy beach...people, kids playing, water activity, picnickers...a scene of family fun. The sand is un-real...pure white powder almost like sugar...nice.
It was a nice stop during our long drive.

We stayed a very short walk away from the Eastern Lake Beach Access. The one where you have to wade little less than waist deep across a totally safe weird colored "dune lake" to get to the beach. It was fine but a little bit of a hassle to do while lugging all your beach gear. They do have a hose to rinse yourself off at this beach access which was nice The sand was white, fluffy and soft. The water was super warm. It's not a good beach for finding seashells. The ones you do find are very small. It was good for snorkeling, though. Be careful not to set up camp where it says "private beach, no trespassing". We didn't notice what we had done until we'd already been there a few hours. The private beach houses seemed empty or under construction so nobody ended up bothering us about it but I still felt bad. Note: There are no chair and umbrella set up companies that service this beach. Wish I had thought to check this out before we booked our VRBO. Probably would have picked a different beach down the way. We had to rent chairs and umbrellas that they dropped off at our VRBO the day we arrived and picked up the day we left. We had pizza from Angelina's (A+), dinner at Cafe 30A, and lunch and dinner at the Steamboat Grill (B+). Be sure to to stop by the Golden Seashell Beach Store for beach accessories, toys, apparel, gifts, sunscreen, etc. They have everything you might have forgotten at home. Also, the Publix grocery store is VERY close by. Be aware that places run out of ice on the weekends so feel free to call ahead. Maybe try to plan at least a 6 or 7 day trip to have time to explore the town a little bit. We only went for 5 days and didn't get to do much shopping. We did have our little kids with us so that always makes it more difficult. Oh, and if you care about recycling, you need to plan ahead. We ended up throwing away so much plastic right into the trash. I think there are recycling drop off locations but they were like 20 minutes away and we didnt plan ahead for that so we ran out of time. Besides Santa Rosa Beach, we spent one of our days at Shell Island. It was about a 50 minute drive. Book your tickets online and don't be late. You get there and take a shuttle to the ferry that takes you to Shell Island. Better to go in the morning so you're not worried about missing the last ferry back at 5pm. We booked the 10am ferry and caught the 2:30 ferry back. The shells there were a little better but not as good as we were hoping. Again, we had our little kids with us so it wasn't easy to look for shells as well as we wanted to. You probably have to walk a while down a long ways to where people haven't been already on the day you go. Please bring an extra plastic bag with you to help pick up trash. It wasn't a lot but there were definitely 15 to 20 plastic bottles that had either been washed up or left behind by irresponsible people. It was a pretty good trip! Next time we'd probably go for Spring Break when it's a little bit cooler. It was HOT

Besides the beautiful Emerald coast waters, there is so much to enjoy here. Paved side walks and many bikers. You may rent bikes or golf carts to make scooting to restaurants or the beach an easy task. Affordable rentals are available across 30a. Not staying on the beach is not a hinderance at all due to easy public and private accesses,depending on your rental. You may select a condo, such as Seaside Villas, a home in Greenway or a brand new townhome with the Townhomes of 30a. All are located near tasty restaurants and Publix is located less than 3 miles from all of these. Many are listed on Airbnb,so do some looking and bring your friends, family or treat yourself.

Pros: clean white sand cool to your feet during your walk. Space to set up your chairs and umbrella want an issue.

Cons: So. Much. Seaweed. Every area of beach we visited, the water was grossly plagues with seaweed. In your hair, every nook of your body, in all parts of your swimsuit. The water is green for a Reason...SEAWEED! And no bathroom facilities anywhere. We stayed directly on beach, but if you need parking...that doesn’t exist anywhere convenient...not even for a golf cart!

So many nicer places and cleaner water you can visit, for even less $ per stay.

We rented a beautiful home couple miles from beach .you better get up early to get a parking spot cause parking here is very slim and hard to find a spot . Also be careful where you park golf cart if you have one ,The cops here will write you ticket for any wrong parking . We got one for backing in Parking spot guess was for parallel parking only . The shore is lovely, the beach is white and silky, the sunrises and sunsets are fabulous.

But...

The rental agencies are entirely, totally untrustworthy. Be careful if you insist on staying here. Just for example, you very could easily end up in a house under repair during your stay. Especially during the off-season winter months. No one will tell you in advance. And no one is responsible except you. You will be left in the lurch with workers crawling all over the place.

That's not even to mention the strong possibility that the property next to your rental is undergoing major reconstruction or is being built on anew. Your rental company will never tell you about that.

Also, none of the beach rules are followed much. For instance, dogs owned by renters are NOT allowed ever. Only dogs of local residents and homeowners are only allowed ON A LEASH from 3:30 pm to 8:30 am. Don't expect many pet owners to abide by these regulations. Other rules relate to tents and chairs being set up on the top 1/3rd of the beach. You'll find no one follows this rule, either.

COVID cleaning of the rental units may or may not be good. It's a gamble. Masking and social distancing are pretty much followed, but not religiously. Usually you will find unmasked customers in establishments that have signs on the entrance saying masks are required. No one does anything about that.

Finally, many of you will find 30A too crowded. The traffic situation in the summer is horrendous, and the beach is overrun and unpleasant. The locals call it "the 100 days of hell."

We got to the beach early and found parking without a problem. The beach is large, great sand, and good vibe. There were many other families there but it never got that super crowded feel. Just a nice beach with plenty of beach to play in. WE would definitely go back. Also has public bathrooms and a place to rinse off.

We have family come from Mobile, AL, Huntsville, AL, Marietta, GA, Houston, TX, and Franklin, TN. We have stayed in the same houses every time and look forward to our next vacation. The beach and gulf are beautiful.

I almost don’t want to share this information because the more people discover this area the more crowded it will become. This beach is on 30a it is between Destin and Panama City. If you are looking for a beautiful beach but like it less crowded this is it. Everyone was very friendly and you can rent a place either on the beach or just across the way easy walk. We drove into Destin and Panama City beach when we were looking for excitement.
But we enjoyed the peacefulness of this area and there was a small town area with some cute beach shops and local artists some restaurants and even live music.
I cannot say enough once you stay on 30a you will not want to stay anywhere else in this area I know I don’t.
