How busy at Beach Access 49 along Oleander?

Hi everyone! We're planning a family trip at the end of July and a rental house we're considering is right next door to the Beach Access 49 walkway on Oleander Drive. I've never been to PCB. How busy are these access points? Is the beach out front going to be particularly crowded? Will we have lots of people walking by our outdoor seating all day? It's not a deal-breaker, but it would be nice to know ahead of time.
