Where to stay in Fairbanks and Seward

Most of the posts for Fairbanks seem to prioritize Northern lights but we probably won't have much chances of seeing them first week of August. I am leaning towards staying in a rental rather than hotel (aside from Alyeska Resort, we had better experiences in rentals in the past), so looking for area suggestions for easy access to trails/parks but not too far from cafes and activities. Although, if there is a special hotel/resort that we should consider, I'd love to know as well (Wedgewood is sold out for our dates).

We've been to Seward before but the hotel near Sea Life Center wasn't that special so looking for recommendations as well. Haven't done too much research yet but pretty sure we'll be doing Exit Glacier and Kenai Fjords this time.
