Breckenridge Rentals
Hello,
I am looking for a property to rent for my daughter and her boyfriend for arrival on 7/13, departure on 7/15. We are looking for something with access to a pool and hot tub, with laundry facilities on site. I've noticed a lot of Breckenridge properties have a minimum age of 21 or 25.
I'd appreciate any recommendations for properties that will allow them to stay. They are both incredibly responsible. She works at a Golf Hotel Resort + Spa and understands the importance of being a good, respectful guest. They will be traveling through Colorado and Wyoming for the purpose of backpacking/hiking, but wanted to enjoy Breckenridge for a few days in the middle of their adventures. I will be booking/paying/securing with my credit card. My budget is $500 (total) for the two nights.
Thank you so much!
Thanks — great question. Short answer: Breckenridge has lots of condos and a few full-service hotels with pools, hot tubs and on-site laundry (and many condo complexes provide shared hot tubs and laundry). However, it’s very common for hosts/HOAs and some property managers to require guests to be at least 21–25 to book, so that will limit options for a young couple. Below I list realistic hotel and condo options to check first, explain the age-rule situation, give budgeting guidance for a mid-July stay, and offer practical tips (including quieter, cheaper nearby towns served by shuttle if you need more availability or lower rates).
Properties in Breckenridge to check (have pool/hot tub and on-site laundry):
- Beaver Run Resort — large resort right on Main Street/Peak 9 with multiple pools and hot tub areas plus laundry and a spa. It’s a dependable full-service option if you want guaranteed amenities.
- River Mountain Lodge — close to Main Street, with an outdoor pool and hot tubs and in-building amenities (many units have access to laundry). Good for easy walkability into town.
- Residence Inn / Main Street Breckenridge (Marriott) — has an outdoor pool/hot tub and on-site laundry for guests; Marriott properties are typically straightforward on booking and payments.
- Grand Timber Lodge / Grand Colorado on Peak 8 — larger condo-style resorts with pools/hot tubs and laundry facilities; they’re often bookable through resort managers or VRBO.
- Smaller condo/VRBO options (Historic District / Peak 8 / Four O’Clock areas) — you can find condos with in-unit washer/dryer and building hot tubs/pools; use filters on VRBO/Booking to show “pool,” “hot tub,” and “washer.” But note many individual listings explicitly state a minimum renter age.
Important note about minimum age / booking rules
Many Breckenridge short-term rentals and condo HOAs set a minimum renter age (commonly 21 or 25). Property managers and resort managers also frequently list a 25+ requirement for reservations. That means even if you’re paying with your card, the booking platform or the HOA rules may prevent the reservation unless the primary guest meets the stated minimum age. Always read the listing’s “house rules” and the property manager’s policies carefully before booking. If the listing doesn’t mention an age minimum, contact the manager to confirm.
Budget reality — $500 for 2 nights (total)
In high season (summer weekends in July), Breckenridge nightly rates for condo/hotel rooms with pool/hot tub commonly exceed $200–300 per night—so $500 total (≈ $250/night) is possible but will limit you to smaller hotel rooms, off-peak deals, or last-minute discounts. If you don’t find something in Breckenridge within your budget, consider nearby towns (see tips below). Use filters for “washer” and “hot tub/pool” and sort by price on VRBO/Booking; also check resort websites directly for package deals.
Practical options & booking strategy
- First, search big-inventory sites (VRBO, Booking, Expedia) for condos/resorts that explicitly list “pool,” “hot tub,” and “washer/dryer.” Use the map to focus on Downtown / Historic District or Peak 8 for easiest access to town and pools.
- If you find a nice unit but it lists a 21/25 minimum, message the host/property manager explaining you (the parent) will be booking and paying with your credit card and that you can provide ID and a signed rental agreement — some hosts will allow an exception if they’re comfortable. But don’t assume; get written confirmation.
- Consider full-service hotels (Beaver Run, Residence Inn / Marriott, River Mountain Lodge) first — they are more likely to accept bookings paid by a parent’s card and have clear on-site laundry/pool facilities and front-desk support if any issues arise.
- Book as early as possible for July dates — Breckenridge fills up fast in summer, especially weekends and around events. If your dates are flexible by a day or two, check mid-week rates.
If you don’t find a fit in Breckenridge (cheaper / easier alternatives)
- Frisco or Silverthorne — both are 15–25 minutes by car from Breckenridge and sometimes have lower rates; Summit Stage transit connects these towns to Breckenridge (useful if you don’t want to drive). Check hotels/resorts there for pools and laundry.
- Dillon — another nearby town on I-70 with a few hotels that can be cheaper and still provide easy access to Breckenridge via shuttle/bus.
Checklist before you book
- Confirm the listing’s minimum age policy in writing (if any).
- Confirm availability of on-site laundry (in-unit or shared) and pools/hot tubs and whether hot tubs are heated/seasonal.
- Ask about any HOA/resort guest rules (quiet hours, hot tub hours, IDs at check-in).
- If you (the parent) will pay: confirm the property accepts a card in your name and whether the guest needs to present ID matching the reservation at check-in.
