Lodging for group of 13

We have a group of 10 adults and 3 children coming to ski around the Dec 31-January 5 timeframe and would like to all stay together if possible. We are finding it difficult to locate a rental with 6 bedrooms. It doesn’t have to be ski in/ski out, short walk or shuttle is okay. Looking for any suggestions.

Great question. Finding lodging for a large group (10 adults + 3 kids) in Steamboat Springs around New Year’s Eve / early January can be challenging, but there *are* some options — especially if you're open to a 6-bedroom house or villa rental and okay with a short walk or shuttle rather than ski-in/ski-out.

Here are several options to consider, plus some tips for booking, and trade-offs to watch out for.

  • Moose Meadows Lodge (6 bedroom) — This is a 6-bed, ~6.5-bath lodge, built for large groups (~14 guests) with a theater room, game lounge, a large chef-style kitchen, and panoramic windows.

This is a top pick: very spacious common areas, great for socializing, and flexible sleeping arrangements. The hillside location offers nice views, and it's near a bus stop so you can get to the ski area or town fairly easily.

  • 6 Bedroom Mountain View at EagleRidge Townhome — This property (via Airbnb) sleeps up to 16, has 4.5 baths, and offers a mountain view, walkable access, and a layout suited for multi-family or multi-generation stays.

This type of townhouse gives you good balance: a large shared space but also enough room for privacy. The “walkable area” is useful for accessing local amenities.

  • Large Luxury 6BR / 6BTH (~4,000 ft²) — Also on Airbnb, this is essentially two connecting condos (via a shared door), giving you a wide footprint, two living rooms, and lots of flexibility. It’s advertised as sleeping up to 23.

This is ideal if you want more elbow room — with two living spaces, the adults and kids can split up more comfortably. Depending on the exact layout, you can probably configure sleeping so that the kids are clustered but still close.

  • Bella Vista Estate — While not a single 6-bedroom house, Bella Vista is a large estate that accommodates big groups. It includes several lodges, event/gathering spaces, multiple kitchens, and offers a private shuttle to the ski resort or downtown.

This is more “group retreat” style and could be a very good match if you want both private sleeping quarters and huge communal spaces. Also a great pick if getting everyone together under one roof is a priority.

  • 6-Bedroom Rentals via Grand Adventure Company — The vacation rental company Grand Adventure lists a variety of 6-bedroom homes and cabins in Steamboat Springs, tailored for large groups.

By working directly with a rental manager, you might be able to find something that suits your group’s size, location preference, and budget. Their portfolio is strong and they understand large-group logistics.

  • 6-Bedroom Villas via Elevated Properties — Elevated Properties (Steamboat) has a selection of 6-bedroom villas, including in Edgemont, with design-conscious layouts, large windows, and high-end finishes.

If you're looking for a stylish, slightly more upscale place that feels like a retreat more than a ski lodge, these could be a great fit. The layout usually supports good flow for both group meals and private time.

  • Spacious Downtown Home (Airbnb) — A huge ~6,000 sq ft home in downtown Steamboat Springs with 6 bedrooms, 4 full + 2 half baths, a large living room, library, formal dining, and a game / media room in the basement. Sleeps up to 16.

This is probably the most “house-style” option for a group: lots of communal space, very walkable to downtown, and easy to manage logistics for meals and social time. The proximity to the bus line helps for ski access.

Tips & Considerations for Booking:

  • Reserve early. The Dec 31–Jan 5 window is peak ski season. Large 6-bedroom homes will likely book quickly.
  • Work with a local property manager. Using companies like Elevated Properties or Grand Adventure gives you more leverage and access to large homes. They may also be able to help with shuttle logistics or local transport.
  • Check transport options. Since ski-in/ski-out is not required for you, confirm shuttle or bus routes. Some properties (like Moose Meadows Lodge) are near bus stops, which is a big plus.
  • Consider sleeping configurations. With 13 people, make sure the bed layout (king, queen, bunk beds) suits your group (especially with 3 kids). Some properties list “sleeps up to 16” but that doesn’t always mean 13 are completely comfy in separate beds.
  • Budget for cleaning and logistics. Larger homes often have higher cleaning fees, security deposits, and utility costs. Make sure to factor that in when comparing options.
  • Ask about linens, gear storage, ski lockers. For ski trips, having a ski locker or a safe place for gear is very helpful; some managed homes provide them.

My recommendation: Given your group size and desire to stay together, I lean toward Moose Meadows Lodge if you want a beautiful, lodge-style home with excellent common spaces. Alternatively, the large downtown 6,000 sq ft home is ideal if you prefer to be in town and want very easy access to the shuttle or bus.

Reach out to the property managers as soon as possible — many of these homes will require minimum stays and have limited availability over New Year’s week.
